It takes a U.S. Developer to Make Retiree Dreams Come True in Belize!

Have you heard about the migration of ex-pats eschewing expensive nations like Costa Rica and heading instead for Belize? The reason is no mystery: Belize is an epicenter of North American living. Everyone speaks English. The cost of living often leaves visitors speechless. You can kiss high taxes goodbye. And what can we say about weather that hasn’t already been said by those who move to Belize and joke that it would take a Congressional Act to get them to return north? Falling in love with Cerros Sands is an everyday occurrence here.

For hard-working people who have waited their entire lives to retire in safety and comfort, there’s a unique area of Belize that offers more than just the aforementioned benefits. We’re talking about Corozal, where the only creatures outnumbering blissful retirees are the hundreds of exotic bird species that bring avid hobbyists to this area of Belize in droves! California native Mark Leonard picked this area above all others to develop a community that’s nothing short of extraordinary. He calls this waterfront property Cerros Sands as an homage to the cultural history of the region. You’ll call it heaven once you learn more about it!

Why Cerros Sands?

Let’s start with proximity. To what, you say? To everything an ex-pat wants, needs and craves. A short drive gets you to Chetumal, Mexico, a thriving town filled with everything from medical facilities to Home Depot (you’re moving into a new home, right?). Lay claim to neighboring Mayan ruins, some of Belize’s most talked about nature reserves (aquatic and land-based sanctuaries), the Corozal Free Zone and Orange Walk Town. The community of Cerros Sands is being called the most prestigious master-planned community on the Caribbean Ocean shoreline.

Sound too good to be true? Not according to Leonard who is building upon his decades of success as a leader in California’s real estate market. After falling in love with Belize and moving here 14 years ago, he decided to invest his heart and his money in his new homeland by creating a community for ex-pats that who are sick of being let down by developers who promise everything but don’t deliver.

Mark knows a thing or two about North American tastes and expectations and he’s got a wall full of honors and certifications that attest to both his commitment to professionalism and marketing acumen. “Americans,” Mark likes to say, “expect more than most when they think about retirement. My mission is to create a haven for them here in Belize that has so much to offer, they’re going to spend a lot of time convincing their family members and friends to join them in idyllic Belize.”

What can you expect if you fall in love with Cerros Sands?

-Design your own home, pick a Belize architect and builder and count on being helped every step of the way by Mark and his staff.

-Build your home on a sea view land parcel starting at $17,700 USD, live on the Cerros Sands channel for $29,000 USD or own beachfront property priced as low as $79,000 USD.

-Bring your furnishings and cars to your new Belize home free of the usual tariffs and taxes utilizing the Qualified Retirement Program (QRP).

-Discover a cost of living that’s so affordable, you can live comfortably on a Social Security check.

-Run a business here if you like. Belize offers ex-pats tax benefits—like not taxing your salary!

-Cerros Sands’ infrastructure—plumbing, electricity, communications—are installed to U.S. standards.

– Since Corozal his home to so many North Americans, your social calendar will fill fast as you join new friends for cards, diving, swimming, scuba, rainforest and jungle adventures.

What’s missing at Cerros Sands? Everything you want to leave behind

-Loneliness. Your world will fill with like-minded people eager for new friendships.

You make it sound so easy. I have been trying to get financing for months. It’s 40% down and 9 to 12% for only 5 years. I just retired and there is no way I 40 or more thousand dollars. If you can offer a good financing program I am the first to come back and buy. I just got back from San Pedro today 10/18. Please let me know how I can own a house.
